Millennial home buyers have entered the housing market in a big way. Back in 2015, Millennials surpassed Baby Boomers as the largest generational group in America, and they now make up the largest group of home buyers.

To begin building marketing campaigns that are specifically targeted toward this powerful group, we need to understand their social media-centric language. Michelle, one of our admin staff, was overjoyed last week. A single mom, she'd just rented a lovely house that was close to work, big enough for her family, and in a great location overlooking a scenic park. The rent was affordable once she got through paying all the up front rental fees. On Wednesday, she was delighted to hear that her new landlord would be responsible for paying his own broker's fee. The state had just released a guidance statement on February 4 clarifying a new law, which was passed in last year's landmark rent regulations by the New York State Assembly.

The fee is usually one month's rent, to be split by the tenant's and landlord's agents. It is a substantial payment typically paid by tenants before they can move in, and it goes on top of a security deposit, and often first and last month's rent which must also be paid up front. Buying a foreclosure home (known to the industry as a "Distressed Property) in the Hudson Valley has never been easier. Finding and acquiring a property in foreclosure used to be a difficult, drawn-out process. Real estate bargain-hunters had to sift through reams of legal filings to find lists of auctions at the county clerk's office, attend Sheriff's auctions, and scan newspaper legal notices. It took a lot of patience because the process was so cumbersome.

Prior to the sub-prime real estate meltdown in late 2007, foreclosures were rare.  When the real estate bubble burst, many borrowers were unable to make payments on their subprime mortgages. The foreclosure rate soared and lenders were forced to streamline the foreclosure process to handle the high volume of loan defaults.

Home buying Gender Gap should have single women shouting "Me Too!"

A study published in October of 2019 by the Yale School of Management found that when single women invest in the housing market, they’re generally losing money compared to their single male counterparts. As unbelievable as it may seem, men and women can unknowingly walk away with very different financial outcomes when the deal closes. 

According to the report, "Single men earn one percentage point higher un-levered returns per year on housing investment relative to single women…The gender gap grows significantly larger after adjusting for mortgage borrowing: men earn 6 percentage points higher levered returns per year relative to women. Data on repeat sales reveal that women buy the same property for approximately 2% more and sell for 2% less.”
