False Optimism in Real Estate

Being in real estate, you might say I’m an optimistic person. Even though current world events terrify me, pessimism isn’t something that comes naturally to me. Even my company’s theme song is “Always look on the bright side of life!*” I’m naturally enthusiastic, my clients, fellow Realtors, and even my husband often tell me. However, enthusiasm can so easily morph into optimism, and optimism, especially in the current real estate market, can quickly become downright dishonest.

Should you make your home “Zillow candy?”

When you see real estate sales figures like the 4.3 increase in existing home sales in October, it’s easy to say, “Hey, let’s just post our house on Zillow, stick a crazy price on it and see what happens!”
There’s no doubt we are in the middle of a housing boom. Homes have become the new offices as an estimated 21% of the U.S. labor force is working from home. The Fed’s record low interest rates have made buying a home cheaper than ever. The average rate on a 30-year fixed-rate mortgage dropped to a record low of 2.72% last week. Inventory is so tight that prices are skyrocketing. The median price of an existing home last month was $313,000, 15% higher than a year ago. According to the New York Times, the urge to buy a house is so strong that "Zillow surfing" (when you fantasize about houses listed on Zillow) has become a popular pandemic pastime,

A Covid-19 Spin on an Old Rental Scam

I love it when something old becomes new again, except when it comes to real estate fraud. We heard of a “new” scam involving rentals that puts a creative new spin on an old trick. Years ago, we first ran into this one when a woman came into our Rockland County office asking for the key to her new home rental in New City. We’d never heard of her, or the rental.
She had responded to a fake ad for a real rental placed by the con-man on Craig's List. He told her he lived in the Caribbean and couldn't meet her but he owned the property for rent. He convinced her to send him the deposit and first month's rent, telling her she could view the house only from the outside, and pick up the key at our office. She swallowed the story, telling us, "He's a church minister, such a lovely man." She didn't get the key. Or her money back.

How to win in a bidding war without raising your price.

As people anticipate an economic recovery this summer, more home buyers are actively entering the Hudson Valley housing market. What some buyers will be surprised to discover in this seller's market is that unlike the last recession, prices are rising, not falling. The difference this time is the severe shortage of homes for sale. Buyers should expect and be prepared for getting into bidding wars when they make an offer on a property. As bidding wars go, there are going to be more losers than winners. As a buyer, you should be prepared for the battle. List it while it's hot!

If real estate were a Formula One auto race, the starting flag dropped yesterday. That was the day New York's planned Phase Two return to business clicked the "On" switch. The real estate business is back (with certain virus-prevention requirements still in place) and the race is on!
What that means is buyers are out in force, hoping to find a home to buy and get settled into before school (hopefully) starts in fall.
Sellers are likewise dashing to list their homes after waiting for weeks during the prime listing time. But listings take time to organize for both the owner and the Realtor. They must assemble property information, create marketing materials, take photos and file the requisite paperwork.
