They paid HOW MUCH for that?

By Vanessa Saunders, MBA, MIMC , Broker Owner, Global Property Systems Real Estate.
If you watched the Hudson Valley real estate market in 2020, you’ve probably heard of some crazy things happening. Bidding wars, houses sold for all cash, buyers releasing all contingencies and homes going for WAAAY over asking price. Well here’s the latest contender for craziest Hudson Valley real estate deal this year.
An unassuming colonial home (PHOTOS) was reported by the Albany Times Union newspaper to have sold for the highest percentage over asking price ever in Dutchess County. Located in Red Hook, the property has six bedrooms, three full baths and is just over 3,000 square feet. It’s on an eight acre wooded lot and features an outdoor swimming pool and patio.
The sellers used a particularly unorthodox strategy for landing that whopper of an offer on this 1840’s home. According to the Times Union, the seller did not accept any offers on the home for the f ...

Why is everybody moving to Poughkeepsie?

By Vanessa Saunders, MBA, MIMC , Broker Owner, Global Property Systems Real Estate.
A study of Americans fleeing the big cities last year found that Philadelphia and Miami were the top two choices of New Yorkers who left the Big Apple. But a surprising player in the relocation rush was Poughkeepsie, which came in third. The survey, by StreetLight Data, a transportation analytics firm, looked at migration out of the country's top ten metro areas and found that Poughkeepsie ranked eighth most popular relocation destination in the nation, up from 17th last year.
Like many Americans who relocated last year, Poughkeepsie's new residents were seeking smaller communities that offered both urban conveniences but with rural/suburban outdoor space. After living in cramped high-rise apartments and quarantined indoors for most of 2020, the thought of having a back yard to relax in or a quiet neighborhood to walk the dog in has made it hard to resist moving to communities in the Hudson Valley.

Living and Playing in Warwick, NY

The line between living and playing blurs when you live in a village like Warwick, NY. The downtown is a vibrant and busy business district, larger and more active than in the towns around it. It carries an old-fashioned small-town feel, but with an assortment of sophisticated shops, restaurants, galleries and stores that make it truly a pleasant place to live.
Surrounding Warwick are the rolling foothills of the Catskill mountains, replete with dairy and horse farms, wineries and farm stands. But what makes Warwick’s rural nature truly unique are the six apple orchards, ranging from 45 acres to 200 acres, all in a five-square-mile area around the village. These orchards are one of the mainstays of village life, bringing with them an active tourist industry and plenty of entertainment for locals during the warm weather months.
The Town of Warwick, NY includes three unique villages (Florida, Greenwood Lake, and Warwick) and five hamlets (Amity, Bellvale, Edenville, New Milford ...

Bethel, NY - Home of the Woodstock Nation offers much, much more!

The town of Bethel is situated 90 mi (144 km) from New York City In Sullivan County, and extends to the hamlets of White Lake, Kauneonga Lake, Smallwood, Hurd Settlement, Bushville, Briscoe and Bethel. It's claim to fame is that of being the host for the first Woodstock Music Festival held from August 15 through 18, 1969 which featured legendary artists like Janis Joplin, Jimi Hendrix, Crosby Stills and Nash and what would turn out to be an A-list of 1970s musicians, performing before an unexpected audience of 500,000.
A century before being the official capital of the Woodstock Nation, Sullivan County became famous for its large number of premium hotels in the “Borscht Belt'' of the 20th century. It was also heavily promoted as a 19th century sportsman’s destination. The opening of the Monticello and Port Jervis Railroad in 1870 made the area accessible by a direct two hour trip from New York City. The line ran from Piermont, NY, through Port Jervis and on to Lake Erie ...

Piermont NY: An ever-charming Hudson River town.

The village of Piermont on the Hudson River’s west side seems to always be in the right place at the right time. For people still wishing to live within a short commute to the City, this very livable village is only 20 minutes from the George Washington Bridge. For those now working from home, the village is a charming place to live, with plenty of upscale restaurants to graze, forests to explore and easy-to find amenities to enjoy.
Shaped like the letter Y, Piermont hugs the face of the northern Palisades, with views of the Governor Mario M. Cuomo (nee Tappan Zee) Bridge. Piermont was originally incorporated under the name of Tappan Slote or Tappan Landing. It was renamed in 1839 for its two prominent features: its newly built pier and the mountains embracing the town. Sparkill Creek, a Hudson River tributary, winds through Piermont Marsh, the river’s only salt marsh, popular with bird watchers who visit to twitch its copious bird life. The river town long ago converted. ...
