Selling a house in a flood-prone zone - What Hudson Valley home sellers need to know.

The remnants of Hurricane Sally will be arriving overnight tonight to the Hudson Valley region. Fortunately for New York home owners, storms like Sally lose most of their punch traveling up the Eastern Seaboard and do little more than dampen the sidewalks. Needless to say, this has been an unusually active year for hurricanes, and for many homeowners, there is a risk they may lose lives, property, infrastructure and coastline sea walls. Now that it’s too late for nearly all of us affected by the Hurricane Isaias blackouts, we thought it would be good to tell you how to prepare for the next blackout. And yes, there WILL be a next blackout. And many more after that. This is, after all, New York’s Hudson Valley. Real estate can therefore wait.
GET PREPARED before the next blackout.
Power outages can occur in any part of the Hudson Valley, or the world, under any natural and man made circumstance. Below is a list of things you should do while skies are still blue and bright:

Turn around and don't drown!

Seeing the storm warnings on the news brings back memories of losing our home to Hurricane Sandy's coastal flooding. The hurricane caused enormous damage, but at least in our area, no deaths. Nationwide, flooding causes more deaths annually than do hurricanes, tornadoes and lightning. Flash floods are very dangerous and can strike with little to no warning.
Here are things to do and not to do as Tropical Storm Isaias approaches.
TO DO.
Make a plan.
Make an emergency plan before it hits, especially if you are located in a coastal area or flood plain. Plans should include an escape route via roads on high ground, and pack essential items like batteries, cell phones (fully charged and with extra batteries), and food.
Know when to go.

In Global Property Systems Real Estate's first year in business, we were struck by Hurricane Sandy. Our home and office were rendered permanently uninhabitable due to flooding. According to our homeowners insurance, damage from "wind driven water" wasn't covered.
Thinking back, it would have been good to know how "at risk" we were in that location when we purchased the house. Hudson Valley home owners face steep costs for hurricane protection.

Needless to say, another hurricane season is upon us and for many Hudson Valley home owners, there is a risk they may lose lives, property, infrastructure and coastline protection. Strong hurricanes such as Dorian, the last hurricane to pound the Caribbean and Florida landscape washed away possibly billions of dollars worth of seawalls and sand dunes put in place to help protect coastlines.

A group known as the Center for Climate Integrity, which is seeking to force corporate polluters to shoulder the lion’s share of the costs of climate-related disaster prevention, recently published a study totting up the costs of building seawalls to protect US coastal communities. The total price tag, according to the authors: $400 billion, a figure that does not include other climate resiliency measures like moving flood-prone homes and infrastructure or investing in disaster responsiveness.
