Yesterday, I posted a BLOG about a six bedroom three bathroom home on eight acres in Red Hook that listed for $489,000 and ended up selling for $700,000. If that impressed you, you'll be excited to learn that today, a STORY on the Associated Press newswire reported a single Chinese bowl that was purchased in a yard sale by an "antiques enthusiast" for $35 sold at auction in Hartford, CT for $722,000! Talk about a great return on investment!
That's a 2,062% profit!
It always surprises me what some people would rather have than money.

If you watched the Hudson Valley real estate market in 2020, you’ve probably heard of some crazy things happening. Bidding wars, houses sold for all cash, buyers releasing all contingencies and homes going for WAAAY over asking price. Well here’s the latest contender for craziest Hudson Valley real estate deal this year.
An unassuming colonial home (PHOTOS) was reported by the Albany Times Union newspaper to have sold for the highest percentage over asking price ever in Dutchess County. Located in Red Hook, the property has six bedrooms, three full baths and is just over 3,000 square feet. It’s on an eight acre wooded lot and features an outdoor swimming pool and patio.
The sellers used a particularly unorthodox strategy for landing that whopper of an offer on this 1840’s home. According to the Times Union, the seller did not accept any offers on the home for the f ...

We’ve talked a lot in this blog about the seller’s market currently driving Hudson Valley real estate sales. With so few homes for sale (inventory) and so many buyers competing for them, it takes a well prepared buyer to stand out from the crowd. The following tips will help you make a confident and informed offer, while avoiding some of the most common pitfalls.
Don’t buy based on emotions.
Buying a home is a business deal, not a love affair. Yes, you should “fall in love” with the home you finally select, but don’t ignore red flags that signal trouble ahead. Rely on your Realtor to be the voice of reason. After all, it’s as much their job to tell you what’s wrong with a house as it is to point out what checks all your boxes.
Get a mortgage pre-approval.
Having an agreement with your lender that you are already approved for a mortgage up to a certa. ...

When the pandemic hit the U.S. last March, remote workers started leaving New York City and its ultra-expensive housing in search of wide-open spaces, sunshine and affordable homes—all of which you can find in Florida, with the bonus of no state income tax.
Sounds logical, but the fact is each year nearly as many people move out of Florida as move in. They are fleeing hurricanes, heat and escalating home prices among other things. While COVID-19 has prompted some out-of-staters to buy homes in Florida, the state’s population growth has slowed in the pandemic to its lowest rate since 2014, according to the state’s November 2020 Demographic Estimating Conference.
According to statistics gathered by the national moving company Atlas Van Lines, there were fewer moves into Florida from other states in 2020 than at any time over the last nine years. Atlas' data shows that in Florida, as ...

Public health officials and private environmental groups say that approximately 300,000 people in Rockland County don't have safe water to drink.
Recently, a test of a number of Suez's public wells revealed that their pollution levels exceed the state's maximum level for drinking water - which is 10 parts per trillion. News 12 Bronx reported that the levels in some of Suez's well water is almost double that - at 19 parts per trillion. The federal limit is 70 parts per trillion.
The polluting chemicals, PFOA and PFOS, are used to make materials like fire-fighting foam, food packaging and chemicals used to make stain-proof fabrics. According to the CDC, exposure to high levels can lead to cancer, high blood pressure and lessen the effectiveness of vaccines in children.
Local state and federal politicians including Senate Majority Leader Chuck Schumer and State Representative Mondaire Jones have voic. ...
