FSBOs: Is your marketing reaching the wrong people?

If you're selling your home on your own (known in real estate as a "For Sale By Owner" or FSBO), you may be targeting your marketing at the wrong people.

Think about it. Planting a home-made sign in your front lawn reaches who? The answer is, anyone happening to drive by. You're playing a numbers game, hoping that one of those drivers is (a) looking for a new house, (b) has the money or credit to buy yours, (c) likes your house from what he can see at thirty miles an hour, and (d) remembers your phone number.

Where have all the Chinese investors gone?

The Chinese Coronavirus has been all over the news lately, causing anxiety and worry on both sides of the globe. China used to be a big player in New York real estate investing, but Chinese buyers have all but disappeared. The virus, which has led to over a thousand deaths to date with more reported each day, is just another blow to the market.

A report from Cushman & Wakefield noted the first beginnings of a “frenzy of disposal activity” among Chinese commercial real estate investors in the United States. In 2018, there were 37 property acquisitions by Chinese buyers worth $2.3 billion, but $3.1 billion of commercial real estate was sold off. The report said that the treatment of Chinese conglomerate Healthcare Networks of America and tough trade talk made Chinese investors feel unwelcome.

Home buying Gender Gap should have single women shouting "Me Too!"

A study published in October of 2019 by the Yale School of Management found that when single women invest in the housing market, they’re generally losing money compared to their single male counterparts. As unbelievable as it may seem, men and women can unknowingly walk away with very different financial outcomes when the deal closes. 

According to the report, "Single men earn one percentage point higher un-levered returns per year on housing investment relative to single women…The gender gap grows significantly larger after adjusting for mortgage borrowing: men earn 6 percentage points higher levered returns per year relative to women. Data on repeat sales reveal that women buy the same property for approximately 2% more and sell for 2% less.”
