Will real estate crash as forbearance programs approach their horizon?

Will we be facing a wave of foreclosures in the coming months that will drive down home prices and send the real estate market into another 2009 crash? At first glance, the numbers don't look good for real estate. In August, CoreLogic reported that 6.6 percent of mortgages were in some state of delinquency — a 2.9 percent rise from the same time last year.
This paints a disturbing picture of our current economic situation amid the corona virus outbreak. Pandemic-related unemployment still hobbles the unemployment rate. Many homeowners are not bringing in the income necessary to make up missed payments. Others who may be current are also one or two payments away from disaster.
Government forbearance programs can help those in late stage keep their homes for now, the end of those programs may throw many more into foreclosure.

We’ve heard that phrase a lot lately. It seems to come naturally from people as we are bombarded with news about the devastating effects of the Coronavirus that is ravaging every nation in the world. But along with observing social distancing rules and pandemic-safe practices, is there actually anything you can do?
Actually, there is.
The daily Morning Brew newsletter I subscribe to recently listed a wide variety of places you can donate your time, support and/or money to during the pandemic.
The options in the article vary widely. Some are  massive projects like the CDC’s Covid-19 Solidarity Response Fund which has already raised $236 million in donations from 633,000 donors, companies and philanthropic groups, or the Gates Foundation which targets the development of therapeutics to defend against the virus. Single-family homes become less affordable as prices rise.

The latest Attom Data Solutions’ Home Affordability Report for the third quarter of 2020 concluded that the median home prices of single-family homes and condos are now less affordable than historical averages in 63 percent of U.S. counties. The increase is up from 54% one year ago. The raise is attributed to the skyrocketing demand for homes during the coronavirus pandemic. Third-quarter data from Attom revealed that those price increases have helped contribute to a significant decrease in affordability.
Todd Teta, chief product officer with Atom said in an accompanying statement, “In a year when nothing is normal, owning a single-family home has become less affordable to average wage earners across the U.S., despite conditions that would seem to point the opposite way. Wages are up and mortgage rates are down to rock-bottom levels, which should work in favor of homebuyers.”

WTF you can do to survive WFH

Many of us have been working from home (WFH) for over six months now. Work seems to spread into every corner of our lives, whether it’s responding to late-night emails, scheduling Zoom meetings around kid’s lessons or keeping current on company issues. Throw the inconveniences of pandemic protocols into the mix and you’ve got a toxic formula for burn-out.


Aside from taking a week off in Cape Cod (which I just did and highly recommend), there are a few things you can do to avoid mental burn-out and lessen the impact of working from the kitchen table.

Turn around and don't drown!

Seeing the storm warnings on the news brings back memories of losing our home to Hurricane Sandy's coastal flooding. The hurricane caused enormous damage, but at least in our area, no deaths. Nationwide, flooding causes more deaths annually than do hurricanes, tornadoes and lightning. Flash floods are very dangerous and can strike with little to no warning.
Here are things to do and not to do as Tropical Storm Isaias approaches.
TO DO.
Make a plan.
Make an emergency plan before it hits, especially if you are located in a coastal area or flood plain. Plans should include an escape route via roads on high ground, and pack essential items like batteries, cell phones (fully charged and with extra batteries), and food.
Know when to go.
