Many people have the dream of working from home, and many have made it happen. It isn’t often easy to find a job with a company which allows its workers the luxury of skipping the commute and working from the kitchen table. Right now, GPS has four listings in our portfolio which are package deals – home with built-in jobs.
Bed and Breakfast Inns
If you’re the social type and enjoy people, nothing could be more perfect than owning and operating your own B&B, or Bed and Breakfast inn. For lots of people, running a bed-and-breakfast is a number of different dreams rolled into one. You live in a beautiful old house, tucked away in a quiet countryside location off the beaten path. You constantly get to meet new and interesting people, and often become the social hub of a small community. And, of course, you get paid for the pleasure.
Both of our B & B’s are fully operational and have been running for many years. 1371 Orange Turnpike in Monroe offers multi-family living for the owner-operators. As it’s zoned for commercial and business use and has a large parking lot, it could also be used as a corporate conference center or retreat, or for many other types of business. It has a huge kitchen with a built-in fireplace, six bedrooms, four baths, and is full of country charm. Outside is an in-ground pool, pond, woods and a rocking chair front porch. There is an entire new wing recently added, framed out and sheetrocked, ready for you to put to use as you need it. Just an hour from New York, it’s a great getaway for Manhattanites seeking a little peace and quiet.
Audrey’s Farmhouse B & B in Wallkill has a historic background, is fully restored and is a popular spot for weddings and group gatherings. One reason may be its soaring views of the Shawangunk Ridge mountains in the distance. The inn has also built a unique niche in the area as one of the few B and B’s which welcomes dogs. On 5 scenic acres, Audrey’s farmhouse-style B&B has six bedrooms and five baths, all with original plank floors and hewn beams. The living room with its huge fireplace is cozy in winter, as is the gourmet kitchen, where guests often relax. Owners can have private quarters in the detached studio or use it for family and friends. The property is fully landscaped, with in-ground pool, hot-tub, and those soaring vistas in the background.
Coffee Shop and Bakery
If an inn isn’t for you but you still love cooking and serving delicious food, the Goshen Gourmet café and catering company may be just the thing. This 32-seat café is in a great location and is a thriving business, serving gourmet food, coffee, cocktails and catering to Goshen’s hungry populace. Best of all, upstairs is a two-bedroom apartment for the owners to use. The restaurant uses two fully-equipped commercial kitchens, has a liquor license and coffee bar.
Greenhouse and Nursery
If you’d rather spend your time in the garden rather than the kitchen, the Lor Jon Nursery in Pine Bush is a fully-functioning greenhouse and nursery. On nine beautifully landscaped acres, this former farmstead home has a delightful flowing floor plan, with wide plank floors, bedrooms upstairs and down, finished lower level office and large kitchen. The centerpiece of the home is a soaring two story wall of glass windows. Outside is a lovely patio, meticulous gardens, greenhouses and a gorgeous old-style barn which is still very much in use. The nursery has focused on the production of perennials, ornamental grasses and shrubs to enhance the perennial garden, but could make an excellent opportunity to start a vineyard, fruit orchards or other agricultural businesses.
